How is the lease extension cost calculated?
The premium of your lease extension is determined under Schedule 13, Part II of the Leasehold Reform, Housing and Urban Development Act 1993. It will be the total of:
- The reduction in the value of the landlord’s interest in the flat
- The landlord’s share of the marriage value
- Compensation for any losses the landlord suffers due to the new lease being granted, such as loss of ground rent or the loss incurred due to the extra 90 years they will have to wait for ownership to transfer back to them at the end of the lease (reversion).
