How is the lease extension cost calculated?

The premium of your lease extension is determined under Schedule 13, Part II of the Leasehold Reform, Housing and Urban Development Act 1993. It will be the total of:

  • The reduction in the value of the landlord’s interest in the flat
  • The landlord’s share of the marriage value
  • Compensation for any losses the landlord suffers due to the new lease being granted, such as loss of ground rent or the loss incurred due to the extra 90 years they will have to wait for ownership to transfer back to them at the end of the lease (reversion).

To estimate this cost, our online lease calculator tool assesses the property’s market value, the years left on the lease and the annual ground rent.

Please note that the figure provided by our calculator is for estimation purposes only. This calculation is not a substitute for a professional valuation as it does not account for all variables or lease irregularities.

When you work with The Lease Extension Company, our service will include a valuation from an experienced surveyor to give you the most accurate report.

Additional Costs

In addition to paying the premium to extend your lease, you must also pay the following fees:

  • The cost of hiring legal advice
  • The lease extension valuation report
  • Your freeholder’s legal and valuation costs
  • Land Registry fees

Our lease extension service links you with experienced legal teams and surveyors and ensures that all expenses, from instruction to completion, are factored into one fixed-fee payment. Therefore, you won’t have to worry about these extra costs accumulating.
