At the LEC, we work closely with every client, putting together a bespoke project plan detailing each stage, legal requirement and costs so that you have a complete understanding of the process, what you need to pay, when and to whom.
What Costs Do You Pay?
Within the lease extension process, as the leaseholder, you are legally responsible for the associated costs of your lease extension relating to both your professional costs to execute the lease extension, and the freeholder’s associated costs.
Your Costs
- Your Professional Surveyors valuation and Solicitors legal Costs – these are included within your LEC fixed fee.
The Freeholders Costs
- The ‘premium’ the cost of your lease extension
- Your Freeholders s60 legal and valuation Costs
What Do you Pay When?
Your Costs
Our fixed fee is payable throughout the process, and we provide a payment schedule of your fixed fee within your Project Plan.
The Freeholders Costs
After your S42 Notice has been served, the freeholder’s solicitors can request a 10% deposit of the amount proposed within the S42 Notice. Our solicitors will advise if this is requested. The premium and freeholder’s reasonable s60 costs are payable to the Freeholder on completion of your lease extension.
Visit our dedicated section about our fixed fee costs for more information about our service.
